RENTAL AGENCIES

   The sole purpose of a rental agency is to find tenants for your property, either long term or short term, and, of course, ensure that the money received is paid into your account. Most rental agencies are management companies as well and this is often the best option as it keeps everything under one roof and makes it easier to co-ordinate. Goldacre Estates can provide both management and rental services through our own offices or our sister and partner companies. When you choose a rental agency they will charge a fee so ask them what is included and make sure it is a commission fee based on letting the property, which will motivate them to ensure it is occupied to the maximum capacity. Ask them how they find tenants for your property; do they have a website? Do they advertise? Do they collaborate with other agencies locally and abroad?

· Ask about your own usage of the property

   Are there a set number of weeks you can use it for you and your family? Do you need to give a minimum notice? Can you advertise and rent it independently of the management agent?

· Always make sure that you understand the costs and terms involved

   Ask about other costs that may be incurred so that you can set your rates at a competitive level and make money. A good agency will produce a contract stating what their charges and their obligations are. If the property is for long term rental, find out what checks are made on the tenants; what deposit is held against the good upkeep of the property; does the agency periodically inspect the property or just at the end of the contract.

· The agency will produce a contract to be signed by the tenants and you.

   Make sure you understand the terms of the contract and if you have any questions ask for them to be clarified before you sign.
